My question involves landlord-tenant law in the State of: California
My wife and I have a extremely roommate that is hard to be around, we all three are equally on the lease. Even worse she is in a physically abusive on/off relationship with a guy that uses her entire side of our garage for storage and it even spills over on our side. He has put heavy boxes on some of my fragile stuff before and abuses all of our property in the garage. He does not live with us and is not on the lease, in fact, he will not even look me in the face because he knows I loathe men that hit or abuse women. Our roommate doesn't even have anything in the garage because it is full of his stuff and he goes in and out as he pleases. I believe she lets him keep his stuff in there as leverage in their turbulent relationship. She also parks in front of the garage making it impossible to open when I need to get in it. Upsetting for me, I don't understand how a person could be so disrespectful.
Here is my big question; Can I deny him access to our garage? I don't trust him and he clearly has abused our property. My wife and I just want his stuff out but even more importantly, making sure he can't legally use our garage. I greatly appreciate any help and thank you for reading.
