    Default What Lawn Maintenance Can a Landlord Require

    My question involves landlord-tenant law in the State of: Nevada


    My LL had rocks in his(our) front yard. Decided to Put in a bunch of soil and seeds to make it a yard with grass. Several areas never took there are all these little bald spot around the yard. This is within 6 weeks time. He is now claiming that I will be in violation of contract if I don't fix this. This areas of the yard that did take look great, full lush green grass. I water every day twice a day. Though our contract actually states I "Maintain and Fertilize" the yard, I am wondering if he can actually evict if I refuse to fix the rough patches. He sends people to work on the outside of my house at random without notice. I walk out all the time to see some dude I have never seen before. I asked the LL to call me before he has someone work around the house as I have little ones who these random guys scare and he told me that he would not. Never had a LL act this way before.

    You were the one who decided to put in the lawn, knowing you were committing yourself to maintain the lawn, so it's not unreasonable for your landlord to ask that you abide by the terms of the lease and the consequence of your choice.

    My mistake. He put in the lawn, not me. I would understand if he had issue with my modification not looking good. But these are his.

    If the problem here is that the landlord didn't properly prepare for seeding, didn't properly seed the lawn, etc. - or even if he did and, despite your doing the expected maintenance that is required under your lease the lawn didn't fully take, then it is reasonable to view the fact that some grass didn't sprout as the landlord's problem to fix, not yours. Should your landlord try to evict you for not maintaining the lawn, or try to claim lawn repair costs out of your damage deposit, you can respond that you in fact fulfilled your duties.
