    Default Landlord is Charging Too Much for Repairs

    My question involves landlord-tenant law in the State of: Washington
    Rented 600 Sq Ft apt from a National company over 24 Mo. Paid $300 Deposit, paid additional $1800 @ $75 per mo to keep (12 pound house trained) dog, and cat. Cleaned for 5 hours before turning over keys. Used hot soapy water and died with towel cleaning Kitchen counters, cupboards, floor, refrigerator inside out, including Freezer, Did same to Bathroom tub, sink, counter, cabinet and Floor. GM says kitchen dirty, Bathroom too! Bogus claim - charging $75 for cleaning same. Because daughter put posters up with tumb tacks, charging $65 to repaint B-room. Says carpet needed replacing and it did. Not because pets soiled, but because cheap apartment grade carpet looked shabby after two years wear. Charge $800 for 500 square feet with them saying the 1800 was for privaledge of having dog and cat on premises. Didn't take pictures before moving. Do I have any recouse? Also wondering about what Grace period is to pay rent in WA State? Paid one time on 3rd of Mo and was charged $100 late fee with them saying it's late on 3rd! Someone said grace period is 5 days in WA. Anybody know?

    I will only speak to the grace period - there is no such animal in WA unless it's actually written into your lease. You pay on the date your lease says your rent is due. And further, there's no maximum daily late fee.
