My question involves landlord-tenant law in the State of: D.C.
I am in a month-to-month lease with other roommates (we are jointly/severally liable for rent). We have a contract among ourselves about how we split the rent, but otherwise there are no other terms in that contract among us as tenants (and no oral agreement between us as to how long we would live together).
I am relocating cities for work and want to move out in 30 days. I am willing to help the roommates and landlord find someone to replace me.
However I spoke to the landlord about it and they said I need to get the other roommates to sign off on it. However, one of the guys is out to get me and has indicated he will not approve it until I find someone else.
Something about that seems onerous to me. We have a "month to month" lease. But any roommate can veto a move out, so as long as one roommate holds out and objects, it's basically an indefinite lease? Even if I make an effort to find them someone new and give them notice? That makes no sense. The "month to month" seems to be more "month to month - unless a roommate objects, then it's for the rest of my life."
I am tempted to give 30 days notice to both the roommates and the landlord and make a good faith effort to find a replacement. I cannot keep paying rent here after I relocate. If both insist I need to stay against my will, what are my options?
