    Default Landlord Taking Me To Court in Arkansas

    I moved into a house in March 2004 I signed a 1 year lease.When I moved in my landlord told me to go ahead and hang as much stuff on the walls as I wanted because he was going to paint when i moved out because he didn't have time to paint when I moved in.After I moved in he started showing up without giving any notice he would come in the summer and hook up my water hose and water his plants in the front yard 2 or 3 times a month for an hour and a half even though I was the one paying the water bill.It did not say anything about this in the lease.He would always talk down to me if my husband was gone.One day I had my front door open and I guess he drove by and called me asked me why I had the front door open and then just started griping about it.It stated in the lease that he would come and spray once a month after giving us notice he had not done this in 7 months my neighbors had roaches bad and they sprayed their house and I guess they came over to my house so I called and told him.He came and started talking crap to me so I told him we were moving he said that was fine 4 days later we left.Now he is threatning to take me to court saying I owe him$317 and that's after he kept my $400 deposit he charged me $200 for moving with no notice which was fine I don't care about that I was just glad to get out of there but he is also charging me $100 for pest spray which I think he should have to pay for because it said he would in the lease and we stilled lived there when he sprayed he is charging me $97 for paint and $200 for labor for painting and cleaning when I left that house was clean I even filled in the nail holes so all he had to do was paint like he said he was going to.he charged me $50 for mowing and weedeating I did that the day before we left.
    Should I go ahead and pay him or let him take me to court?

    Information on Arkansas landlord-tenant law can be found here. Did your landlord follow proper notice procedures for his claims?

    Is it worth it to you to pay money to your landlord to which he has no legal claim, as appears to be the case with at least some of the money he is demanding, to resolve this matter?
