My question involves an eviction in the state of: CA

My understanding is that 3-day notices to pay or quit in CA cannot include late fees even if said fees are stipulated in the signed lease; however I cannot locate the applicable section(s) of code for this.

I am asking because I got two 3-day notices to pay or quit - one for the space rent for my mobile home, and one for the utilities. The notices came together, with a cover sheet that gave the combined amount of the notices. However, there is a discrepancy. The last rent/utility bill I received listed the total amount for 3 months; I paid $550 on that bill via check (which was promptly cashed by management), which was a little more than one month's worth rent and utilities. The remaining amount on the bill is $25 less than what is being demanded on the notices - the same as one month's late fee.

I am not disputing the fact that my rent is delinquent; I have been off work for going on 2 months and am still awaiting determination on my unemployment claim. The $550 I paid was basically the last of my money. I also know that I am lucky in when the management chose to serve the 3-day - the final day fell yesterday, a Sunday, and today is President's Day, also a judicial holiday (§6700 of the Government Code lists the 3rd Monday of February as a judicial holiday), so I have until close of business tomorrow to make good on the notices. However, I am having to borrow heavily from family and friends to make good on the rent, and so I want to make sure the notices (and amounts being demanded) are accurate and legal, because let's face it - $25 is over half a tank of gas for me, which I need to continue looking for new employment.

If someone could enlighten me to the applicable section of CA code regarding late fees included in 3-day notices to pay or quit I'd be immensely grateful.
