My question involves an eviction in the state of: Florida
I am a tenant in florida who is in the process of eviction. My landlord has different amounts listed on the 3 day notice of rent due as compaired to the eviction notice. She also included late fees in the eviction amounts, which I agreed to when I assumed the lease from my father who passed months before. There is no stipulation in the lease that the late fees will be counted as rent, only that late fees are due past the 1st of the month. I am late on rent for this month due to reasons I do not wish to complicate here, but can elucidate if needed.
My father was a renter for 25 years, after his death in early 2011 I continued paying rent as I was staying here on and off to clear out his estate. I signed an addendum on Jan 1st which assumed and supposedly ratified the earlier lease. The second question is this lease valid? My father was never evicted (does he need to be?) he was the only person on the lease, or with any record of payment up to the point of his death, I contributed to him as he wrote the check.
