My question involves landlord-tenant law in the State of: California
When I moved into my apartment, it was winter time and I did not notice that the sliding glass door did not have a screen. Summer came around and I contacted my landlord. He replied that he was not my "honey-do" list. I did not know if he was accountable for a screen on the slider, so I made do with an open door. I hated the flies but when the rats moved in, I contacted him again. He said it was not his responsibility if they were INSIDE the home. They were not in my walls or attic; they would run about my kitchen during the night and I would find a trail of feces in the morning! I called the county vector and finally he was shamed into setting traps. But he would not put a screen in!
The following summer it happened all over again and I gave my 30 day notice. I kept the place in great condition, I installed sod in the backyard, and hired a professional to repaint in the designer colors he wanted (in the bedrooms). But when I moved the refrigerator and saw the piles of rat shit and piss stains that I had unknowingly been living with, I walked away.
Turns out my next door neighbor decided to take over my apartment, and he and his girlfriend cleaned the mess. I cannot prove it but obviously there was some sort of trade arrangement between them...and I was charged $500 for cleaning.
Do I have a case?
I moved 2 months ago, is it too late to file a case?
