I am trying to purchase a home from a woman in the beginning of foreclosure proceedings.

Her ex husband was ordered off of the title to the home in 1991, along with other things like paying child support, deeding a car to her, etc. He split town and nobody has seen him since then. He did not execute a deed transfer.

She needs to sell the home but obviously cannot do this without getting him off the title.

Does anyone know the proper way to go about this and how long and costly of a process this is going to be?

She can rent the home out while this matter goes through the legal process. Nothing she can do through the legal system is going to be fast. Maybe she can find an attorney who would be willing to negotiate a representation contract (hourly) in exchange for a lien on the home and the proceeds upon the sale of the home. It might be worth a try.
