    Default Tenant Broke Lease, Abandoned Property, Owes Back Rent

    My question involves landlord-tenant law in the State of: PA

    We recently discovered one of our tenants who owes months of back rent abandoned the property and broke their lease. My question is, what is the appropriate way to try and collect this rent. Should we file in small claims court? Or is there a way to place a lien? Any info you could give would be much appreciated. Thank you.

    Should we file in small claims court?
    If the amount you're suing for is within the limits of the small claims court in your jurisdiction (believe it's $10k).

    Or is there a way to place a lien?
    After you take the case to court, and the court issues a verdict in your favor, THEN liens can come into play as an avenue to recoup your funds.
