    Default Tenant Brought in Multiple Unauthorized Occupants, Pet

    My question involves an eviction in the state of: Florida

    I have a brand new tenant (one week) and the lease states the occupants to be Tenant, and two children (by name) - as well as one family dog (breed and name of pet included in lease). I had to meet a service tech at the home days after lease was signed, and discovered 4 additional people living in the home, as well as an additional animal. It looks as though he has someone sleeping in the garage as well!! The lease states that I have to be informed and approve of anyone living in the home other than the original approved people on the lease. I sent the tenant a letter, stating clearly the violations attaching the paragraphs in the lease that pertain to said violations. Will this letter serve as an official document for a 7 day notice? How do I proceed effectively to get this guy out!!! I agreed to a single parent and 2 children - NOT 7+ people and 2 dogs!! HELP!!!!

    It appears you'll need a specific form, so if I were you, I go get it and have it done right. I always had attorneys file for me, so it'll be done right. My dad, a landlord of many years had tried to be cheap, did a DIY eviction, got it wrong, and lost several months rent.

    I also noticed when people see something from a lawyer, they know you're not playing around. I also have a clause in my leases where I charge extra for unauthorized "visitors" ( $100/per person for a month or part of a month), and the extra rent can easily add up, which would force them to move. However, proving it is another matter, as my dad rented to a family of 4, a refugee famliy, and 20 extra people moved in. The tenant denied those extra 20 people were living there, they just came by to hang out.
