    Default Quit-Claim Signed By Only One Joint Owner

    My parents were joint owners of a property.....in 1991 it was quit-claimed to my sister and her husband but my father was the only one who signed it....I would think that my mother would have also had to sign it.......any info would be appreciated. (It was a Quit-Claim With Covenant)

    Without having seen the deed itself, and without your disclosing the state, it would seem most likely that the quitclaim would have conveyed only your father's interest in the property.

    The state was Maine..........Then in 2000 my sister and her husband got divorced and he quit-claimed it to her.....
