My question involves an eviction in the state of: Pennsylvania
I find myself in the position of having rented a room in my house to a lady on a week to week basis with no formal lease in place.
Due to various disputes, cleanliness problems, unlocking of outside doors over night, late rent, and a host of other uncorrected behaviors, I've decided that it has no hope of working out. About two weeks ago, I wrote her a letter giving her 30 days to vacate, but it's become apparent that she has no intentions of leaving. The letter also stated that he 30 days would be shortened if she continued the "violations".
I did some research on the subject of eviction, and have been reading your great website.
I understand that the next step is filling out a landlord tenet complaint and requesting a court date. Is that correct? Do I have to prove any particular points at this hearing, or is it enough that she dose not have a lease and that I want her out of my primary residence? Any advice you could give to ensure that the judge grants me "possession" would be greatly appreciated. I can't describe the nightmare it would be if I was ordered to continue living with her.
