My question involves landlord-tenant law in the State of: PA

I have a tenant who signed a 24 month lease and could terminate after the 24 months with 60 days notice. The tenant decided to just move out after 11 months and was already 2 months behind on rent. I was starting the eviction process when this happened.

My question is, do I take tenant to court for the full amount of the lease (2 months late plus the additional 13 months), or do I start by taking them to court for the amount owed when they moved out (2 months plus late fees) and then again for the acceleration of the lease based on when I am able to rent (or sell) again since the amount will change? I'm unsure how to do this since the final amount is a bit of a moving target based on when I am able to rent again.
