    Default Imminent Foreclosure

    I am in a situation and don't know where to turn. I'm four months behind on my first mortgage and 1 month behind on the second mortgage. I was working with this guy who said he would work on a short sale for me. However, he said he can't do anything until I have a court date. Another company that specializes in short sales has told me that they can do something immediately. The problem is - the first guy told us to leave the house a mess (we moved out a couple of months ago). I guess he will get a bigger discount if it's a disaster (which it is). The new company would try to sell it through conventional means, but that would mean cleaning it up. It's too big a job for us and I can't afford to hire someone. Should I just stick with the first guy and let it go into foreclosure?

    Do I understand this? You can't sell your house because you trashed it so badly you aren't capable of cleaning up the mess?

    No, I didn't trash my house. The short sale guy said to leave it a mess. In fact he insisted! He said he would get a bigger discount.

    There are only two things that stop a foreclosure:

    A. Money

    or

    2. A bankruptcy.



    MKIA has posed some interesting questions: Did, in fact, the house trash itself?
