    Default Landlord and Workers Entering Without Notice

    My question involves landlord-tenant law in the State of: Georgia

    Recently, a room was flooded in the house I rent in. I came home and found a carpenter working in the room, panels of wood blocking my bathroom door, nails sprung about, etc. My landlord did not inform me there would be anyone in the house. In addition, the worker smokes pot on my front porch and mentioned doing crystal meth while he works. When I called my landlord about it, he told me the worker was a close friend of his, which makes me feel uneasy when it comes to telling him about my concerns with the worker. The house I live in is horrible in the first place, and I'm guessing there is some sort of law stating that a tenant must be informed before any workers occupate the house, especially since the man doesn't exactly seem trustworthy. Is there anything I can do? I would love it if I could expire my lease or something due to this.

    The Georgia Landlord Tenant Handbook says:

    Is my landlord allowed to enter the apartment without notifying me first?

    A tenant has the right to the exclusive use of the lease premises. Unless the lease states otherwise, the landlord can only enter the property if entry is necessary to cure a dangerous condition, prevent damage to the unit, or respond to an emergency on the premises. There is no legal requirement that a landlord notify a tenant prior to entering the unit in such emergency circumstances.

    So what does your lease say about landlord entry, with or without notice? It seems to me that flooding would constitute an emergency. In any case, no, you may not terminate your lease simply because the landlord's workman seems unsavory. When your lease is up, give notice and move.
