Default Backing Out of a Lease

My question involves landlord-tenant law in the State of: Texas

The company that I work for signed a new, 36 month lease on 6/28/11. I am the branch manager of the office in question. I signed a personal guarantee on the lease for the new suite. I am in the midst of leaving my company and am a) wanting to get out of the lease for the company as to make my leaving easier or b) remove myself as the personal guarantee. How am I able to do this, and is there some kind of 30 day change your mind clause or something in the state of Texas?

You, as branch manager, personally guaranteed a three year commercial lease on behalf of your employer? Dare I ask, why?

You can discuss with the landlord the terms upon which they will release you from the guarantee, and you can discuss with your employer as necessary who might substitute as a guarantor for their lease.
