My question involves landlord-tenant law in the State of: Oregon
So my roommates and I signed a lease way back in December to move into a house near our campus on June first. We paid first and last month's rent and a deposit. The girls who were living in the house at the time were all Seniors and had notified him that they would not be renewing their lease and would be leaving when theirs expired at the end of May.
Well, we collected the keys from our landlord on June 1st and went to move in, and found one of those girls is still living there! Her dog is still in the house, there's furniture everywhere and her clothes are still on the hanger in her room! The house is filthy and has not been cleaned. We contacted our landlord about it and he said that she didn't pay him May rent and he's been trying to get her out but she keeps running away when she sees him. Can't he just evict her?
We are unsure what to do and our landlord is not being very helpful. What is the best course of action? It is hard to find a house close to school this time of year since people snap them up early and we have already given him a lot of money that we are not sure we could get back. Any help is appreciated!
