    What are the requirements and risks in Texas for a commercial lease where alcohol is consumed?

    Your lease is simply an agreement between you and your landlord (or you and your tenant - you haven't even told us that much). If you want to open up a business in which you will be selling alcohol, and your understanding of the legal environment of business is this rudimentary, I suggest working with a lawyer so you can properly address all of the regulatory and licensing issues that will be involved.
