Default Can my landlord do this?

My lease expires June 30th and I just received a notice from my landlord saying if I do not sign a new lease then my rent will increase $100 per month. I can accept that, but I went online to forrent.com and they have my apartment listed as only $745 per month, a $20 increase from what I pay now. Can they charge me more than what they're asking new tenants? Or is this a scare tactic to get me to sign a new lease? If I don't sign it then I'll have to pay the increase PLUS a $50 fee for month to month renters. I'd sign the lease, but I'm planning on buying a house this summer, so if I can find a way to not pay the extra $150 I'd love it.

    Thanks!

Default Different Rents to Different Tenants

Although it is often new tenants who pay a higher rent, there is not ordinarily any requirement that landlords make all tenants pay equally, nor anything that would compel a landlord to offer a "new tenants" rent deal to all tenants. Your landlord obviously prefers that tenants sign leases. Maybe you can negotiate a shorter-term of lease, or negotiate some form of clause which will release you from the lease if you do purchase a home.
