My question involves landlord-tenant law in the State of: WA, King County
My son was in a clean and sober house (recovering from a drug addiction). One of the house rules was that the tenants could not drink alcohol. My son, who is 21, went drinking with some friends. He was promptly evicted (and rightly so). However, he did not receive any refund for unused rent.
There is nothing in the rental contract that indicates if evicted for breaking the rules how the balance of the rent will be handled. And, he had a replacement renter in the room within a week.
At this point, the landlord has kept the full month of rent even though my son was evicted on the 5th. Since the contract is silent on this topic, should he be entitled to the prorated rent from the 5th to the end of the month? I appreciate any help here on this.
Thanks
Barry
