My question involves landlord-tenant law in the State of: Wisconsin
I'll try to make a long story short.
Me and 4 other buddies signed a lease. However, somebody wanted out and we were able to find a replacement so we signed him on in place of the other.
Afterwards, I asked for another copy of the lease with the update lessees. And I, just, noticed that the Management company had not signed the lease themselves. Our signatures are on the Apartment Lease, but not the landlord's. However, 2 separate sheets stapled to the back of the agreement, one involving provisions of the security deposit and the other acknowledging the local smoke detector ordinance, have been signed by us and the Management company.
Because of recent events, I actually would like the get out of the lease, and while I'm looking for someone to take my spot, is the lease even binding yet since the landlord/management company has not signed the Apartment Lease contract? If it isn't, can't I go and take my name off of it?
The part that makes me thinking that I possibly can't is the other 2 sheets that are signed by the landlord- do those signatures in some way imply the acknowledgement of the lease terms?
We have not moved in yet.
