    Default Damage to Property and Past Due Bills

    My question involves criminal law for the state of: VA

    We rented a room in our home and we recently evicted this person. A few days before he left his dog cause significant damage to our personal property. We spoke about it and he agreed to pay us for the damages. He moved out and told us he would pay us for the damages along with the additional money due for his share of utilities, once his pay check cleared.

    My question is- do I have room for legal action against him and could it potentially be considered a criminal offense?

    Also we in course of him moving out we found out he has a parole officer- due to a drug charge when he was younger. Would notifying his parole officer be beneficial to us to speed up this process?

    I'd notify the parole officer. The PO needs to know of any more charges being brought. Tell the po everything that was said and you should get help by filing a police report on your property and follow up on the info provided by both. Do it now, though, don't sit around waiting to decide what to do.

    Damage caused by a tenant's dog is a civil matter, not a criminal matter. Unless it's that you think you can prove that the tenant somehow intentionally caused the damage via his dog?

    Similarly, a claim for his share of utilities is a civil issue.

    These aren't crimes. You're free to contact his parole officer if you want, but I don't see why his parole officer would be concerned that you're not going to be paid in full for your various claims until after your former tenant gets his next paycheck.
