I own my home in California and allowed someone to move in after he signed a monthly rental agreement. He has failed to pay rent or utilities this month. I work long hours, and it appears he has moved out without notice, while I was at work. He has not yet given me the key to my house, or told me he was or has moved out or even that he is thinking of moving out...we also work for the same company so I see him several days a week... My question is if I give him a three day notice to pay rent or quit, do I forfit my rights to next months rent, since he has not provided me with the 30-days that are required by law, but has already moved out?
