Default What Percentage of Ownership of Restaurant for Being Lease Holder/Guarantor

My question involves business law in the state of: Pennsylvania

Because an associate's negative financial history, it was guarantee denial when it came to leasing a retail space for a restaurant.

I have offered to do the work of negotiating the 10 year lease with building management, and signing the lease as well as signing as Guarantor. HE would be paying the fees and security deposits.

What would be a reasonable percentage of ownership for myself, the lease holder/guarantor to hold in said restaurant?

Somewhere between 0 and 100%, depending on the risks involved. Seriously, this isn't a legal question and turns on facts we don't know. Good luck with your negotiations.
