    Default Overgrown Lawn

    State: ARIZONA

    I rent a unit at an apartment complex in Arizona. Over the past few weeks, the landlord has stopped maintaining the premises when it comes to the lawn, trees, shrubs, etc. It's completely overgrown.

    Do I have any remedies? There does not appear to be a specific stipulation in my contract regards to maintenance.

    Depends on the reasons WHY the landlord hasn't been maintaining. If they've just gotten lax or lazy, then a simple asking may get action. If they've been in a terrible car wreck and are in a coma, that'll require a different approach.

    If the landlord has been maintaining all along, and just suddenly stopped, the history of maintenance being done by them would indicate that they accepted that responsibility, even if not spelled out in the lease.

    Personally, I'd send a written request, certified mail. If no response, then you can always consider escalating things by talking to your city or county Code Enforcement office.

    Landlord is a corporation and they have maintained the lawns beautifully for the year I have been hear. Every Sunday the maintenance crew would come and do a great job.
