45 years ago, (previous to our owning our property) our neighbor created a hedge (still there) all along what he thought was our common property line. Previous owners of our property built a patio right out to what was thought to be the property line. Recently the neighbor had his property surveyed since he was buying property on the other side of his property. In the survey it was discovered that the actual property line, our common property line, was in fact 2 and a half feet over the line he created with his hedge. That woudl be towards our house. This was only on the back pin, not the front, thus creating a sliver of land that has been used by all owners of this property for 45 years. Can my neighbor "reclaim" his property, forcing us to give up this sliver? Or is there some way that we can lay claim to it since all property owners "have been allowed to use this property" since he followed the incorrect property line? I am not disputing the fact that the survey is correct. I am just wondering if we have any rights.
