    Default Tenant Moved Out, but His Stuff Didn't

    ok I keep writing books here, I am going to try to be brief..

    I own an large apartment and a business office in Kentucky.
    The previous tenant trashed the apartment so bad it needed close to $20,000 in repairs. These people also disappeared I have a warrant out for them.
    I new person came along who wanted to rent both structures. I told him no because of the condition of the apartment.
    He offered me a deal that he would make the repairs I had on my estimate if I gave him a reduced rate. I offered him 2 years rent free while he made the repairs but that he HAD to make the repairs, And that HE must show progress month by month. I went in and inspected the work every week.

    The issue is, he didn't do the work. He painted, he wallpapered, he glued and basically hid the problems but he didn't fix them. When I confronted him about it, not only did he go insanely hostile, but he refused to pay for the other building he was renting.

    Short story he left on his own free will because he said I was hounding him. (Oh was I hounding him.) I even have a signed document serving his 30 day notice.

    He however has refused to actually remove his stuff from both locations. He has simply left all his stuff behind. I have pressed him 15 times now to remove his stuff over the course of 4 months. During this time I have had two serious offers to rent the business location.

    The last time I spoke with him he tried to make the case that he had spent $17,000 on repairs and I owed him two years rent free. I told him he was lying and demanded proof. He then told me, (insert long chain of threats and profanity here) , and the I could keep his, (insert second long chain of profanity here), stuff and do what ever I wanted with it. He has since changed his phone number, and his family has told me to !@#$ off. I called them to offer them the chance to remove the stuff. Some of it looks like antiques and I thought it might have sentimental value to them.

    So legally, what can I do with this stuff? It has been sitting in my locations for 5 months now. I sort of inherited this property so I don't have a lot of previous experience with this sort of thing. I fear that if I do remove his stuff that a few months down the road he could suddenly show up and demand I return it all, and take me to court over it.

    If you want to play it safe, evict him from both properties.
