    Default Landlord Hasn't Replaced Our Oven or Refrigerator

    I live in Maryland

    I recently move into a new place. When i sign my lease I made it written that landlord will replace oven and refrigerator. When i move in they were not replaced. The landlord said we would do it after since it takes awhile to get it shipped over. It has been over 2 months and he hasn't replaced them. They do work but they are disgusting. Is there anything I do? Thank you

    You can complain to your landlord.

    You would be in a better position to push for replacement if the appliances didn't work. As it stands, working appliances don't violate a warranty of habitability and, even with the promised replacement, it's hard to see how you could claim any appreciable amount of damage based upon "They work but they're 'disgusting'". (What, exactly, does that mean? Surely you haven't lived there for two months with dirty appliances.)

    I think i may have confused you. I made sure in the lease agreement that he put that he would replace the oven and refriderator. I have been living there for 2 months and he hasnt replace them yet. Is there anything i can do about it

    You are free to hire a lawyer and try to sue for 'specific performance' on the contract. I would expect your attorney fees to start in the vicinity of $5,000; of course, you can try to figure out how to bring such a lawsuit without a lawyer and represent yourself. You seem to agree that you haven't suffered any economic harm, so suing for damages doesn't make much sense. The outcome of any litigation will likely be a toxic relationship with your landlord.
