    Question Sewage Easement in California

    I live in California ans the neighbor behind me wants to convert a very old septic system into a sewage line by asking for a easement through my property which will run about 125 feet. Thier lot is about 4-5 acres and is not landlocked. My lot is about 1/3 acre. I want to know the following:

    1. Can I dictate the location of the line so that I, or future owners can install an inground pool.
    2. How will this affect future resale value.
    3. Can I sell them an easement?

    If they have other access, you can probably dictate it off your property.

    It can only reduce it.

    3. Can I sell them an easement?
    Sure. But why would you want to?

    I'm sure that there is a dollar value at which point you can write off part of the value of your property in exchange for an easement. It should be a substantial amount of money, as your property will be devalued accordingly.
