To get her name off of the mortgages, you need to refinance or you need to convince your bank to remove her name based upon your ability to independently qualify for the loans. I can't promise you that your lender will agree to remove her from the loans.
For the deed, she can convey her interest to you by quitclaim or (usually better) the two of you can issue a warranty deed conveying you sole title - but be aware that this is something that is done at the conclusion of the divorce, as otherwise your title will remain clouded by her dower interest.
