    Default Carpet Damage and Replacement

    For you landlords out there, how often do you replace the carpet when a tenant moves out? I'm in a condo rental complex.

    The carpet here was pretty cheap to start with and was not new then, I'm pretty sure. I may have to move for a job and was just wondering. I will have been here 3 years in August.

    While it may not be that expensive, I replace my carpeting every 5 to 7 years. As tenants move on the average every two, that means I may replace the carpeting after two tenancies, sometimes three. I had one guy who stayed over 10 years, and the carpets were replaced after that.

    I have a hard time making carpets last ten years though.

    I got one tenant who was a property manager of a large apartment complex, and what they do is use very cheap commercial grade carpets, where they re-carpet after each tenancy. He replaced my carpet, with my permission, when he moved in, but I installed my usual better carpeting on his "move out".

    Then the guy who moved in after removed the carpetng after a year or two saying he preferred wooden floors, but agreed to recarpet my place on move out. He's been with me over six years now, and would stay for a while since his business is slow, and he won't be moving to a big house anytime soon.

    I used the better carpets because it moves my apartments faster, and I get better grade tenants. With proper care, after two or three years, and professionally cleaned, they are almost as good as new.
