My question involves a Roommate in the state of Pennsylvania

I let a "friend" of mine move into my house about 7 months ago. He moved in under the agreement that he would do things (as minor as they are) like vacuum the house, clean the bathrooms, get his dog fixed(that he kinda just showed up with) ETC. Anyways, he hasn't done any of this stuff since the 2nd week he has lived here.

I had finally had enough of it about 30 days ago and gave him 30 days notice, even though I believe that I only needed to give him 15 because he told me that he would move out by the 1st of this month.

Anyways my questions are as follows.

I have a Oral agreement with the landlord of the property, who is a friend of my fathers. Because I am the only one who has this "oral agreement" with him. doesn't that technically give me the right to evict this person myself? because my roommate is not really a tenant of the landlord(he pays rent to me, and I pay the landlord)

Also, do I have the right to evict this person over not doing things like vacuum, cleaning, or fixing his dog? I am assuming I do, because it was in the agreement that we had when he moved it (I do have this agreement in writing)
