    I lived in Austin, and I have never had a problem with my MBS apartment. You say that corporate won't approve for maintenance supplies, have you called and spoken with anyone there? You know, they can't approve what they don't know about. Have you ever tried talking to the supervisors above the managers?

    Rather than talking about "bringing down" Mike, have you thought that maybe it would be more productive to take a positive role with your apartment complex and talk to the corporate office, or send them a letter. Something might get done if you voice your concerns to the right people.

    I like that previous post..."voice your concerns to the right people"!!! Take this one! I have been complaining for weeks to get pest control in my apartment because they haven't been there in at least 4 months and nothing! Finally I called the people who spray and they came out. When you have spiders in your apartment that are the size of cookies, and that's not an exageration, there is a problem! Personally, I don't blame the office staff! Smuck apparantly treats them as bad as his tenants! They have to deal with all the complaints and he just sits back and collects his money! But I wonder, clearly you are an MBS employee....did he pay you to post that? HA!!! That would be a joke because we all know he doesn't even pay you people! The guy is a slum lord...he knows it, you know it, and all his tenants know it! It is just a matter of time before he is put out of business and run out of town so do yourself a favor and find a new job. The guy is scum and so is anyone who defends him!

    From what I can tell, MBS treats their Vendors (of which I am one that they have owed since November of 2004), their employees (I have "worked" with four that are not longer there and have been replaced) and their present tenants (I watch the news about the trash situation AND I have clients I have leased who quickly wanted to get out of their leases before their lease was even up after MBS took over) AND I have spoken with some of the on-sight personell that have whispered "personally, I wouldn't lease someone here because the Company (MBS) doesn't pay apartment locators. I for one make a living of assisting people with finding them the best places to live in a price range they can afford. BeFORE MBS took over the two properties off of E. Parmer Lane, the two complexes WERE very well taken care of and had great prices. Now, as I have told MBS, I will NOT send another client to them. Of course, my last responce from them was "Since you opinion of this company and its employees is seriously flawed, then your decision to not service us any longer is probably a good one. I will not entertain your derogatory emails any longer or the abusive nature to which you have treated my employees in the past." The only derogatory remarks I made was "do YOU get paid on commission only because I can't believe you would continue working there if you do." It's just another way of MBS getting out of paying for ANYTHING. I was emailed AND called by MBS many times and I was told, many times, "the check was on the way" (at least 6 times since 2004). I am here to warn ANYONE about working with MBS, period. Also, for those of you that are looking to move out of ANY property, PLEASE, ALWAYS, ask the complex to do a personal walk through with you after you have had the place cleaned. This will save you a LOT of headaches. As I was told "most people that want a move out walk through" pass inspection. Also, if you have any complaints, send them in writing so that you have records of them. When people hate their jobs, do you really think they are going to write down a complaint that they have to deal with correctly?

    I would LOVE to know who you think are the CORRECT PEOPLE to voice a concern to that works for MBS. I have emailed everyone, including investors, and NO ONE takes blame. Or, if they do, they end up not working there a month later. You say you "lived in Austin." Was that beFORE or after MBS took over some really nice properties in Austin and have trashed them out?
