    Florida law states that the association, by statute, has the irrevocable right of access to each individual condominium unit. There are restrictions such as it has to be during reasonable hours for the purpose of maintenac,e repair or replacement of common elements. The association needs access to affect emergency repairs.

    Florida statutes 718,106 (3) and 718.111 (5) grants this access. You must be key-coded to a master key at the very least.
    My question still is unanswered. What can they do if I don't give them a key?

    Sue you for breach of contract.

    It's expensive. Give them the key.

    More likely, the Condo Association Agreement permits them to fine you for violations. It may also permit them to use a locksmith to enter your apartment, if needed, and then send you the bill.

    I have no problem letting them in if need be with my permission but they told me they tried to get in a few months ago to inspect the fire alarms and noticed the locks were changed. What I don't like is they tried to get in without calling me. So I don't want to give them a key now.
    Just give them a copy of the key!!!

    I rent out apartments, require keys, and had tenants change the locks on me. One guy said the same thing you did.

    Lo and behold, water leaked from his apartment downstairs, and we had to break in. I told him if it was gas leak, he might even be responsible for deaths that may result. It actually happened here in NYC where they couldn't get to a gas leak of an apartment, after smelling it, and the whole building blew up before they could locate the tenant.

    We even saved a life with a "key".

    Got several calls from a tenant's boyfriend saying him couldn't get in touch, and if I can go in with him with a "key". At first, I said no, I usually need the tenant's permssion.

    He was insistent that something could be wrong, so we went in with the key and found the lady took an overdose to attempt suicide. Another few hours, she would have been dead.

    I was thinking, if I did not have the key, I might thought twice about breaking the door down, would've told him no, and waited a few days.

    Remember, if you live in a condo, you have to follow rules on pets, garbage, quiet hours, keys, signs on your front lawn, flying flags, painting in certain colors, keeping the place looking nice, cutting the grass, and so forth. I lived in condos, and rented some out. If it's a burden, then a single family house is more suitable.

    I live in a 2 family house right now, I'm the owner, and in fact, gave the tenant a copy of my keys just in case. But I can have pets, be as noisy as I like in the house, put any sign on my front lawn, fly any flag I like, and keep the place as ugly looking as I like.
