  1. Estate Assets and Debts: Re: Can a Sole Heir Bypass Probate and Sell a Home Not in Trust and with No Tod

"Sale pending" can mean a whole lot. But she must go thru probate to sell inherited real estate in Washington unless the title of the house included her such as "father or daughter" or transfer on...

Re: Capital Gains Tax on Inherited Home

You've undoubtedly caught on, but just make sure you ask for a time of death appraisal. That'll be old hat for your appraiser.

Re: Capital Gains Tax on Inherited Home

Has the sale closed? I hope you have time to get an appraiser in there before the new owners move in

Re: Capital Gains Tax on Inherited Home

No, that is the county tax appraisal. You want to hire a real estate appraiser.

Re: Capital Gains Tax on Inherited Home

There is a lot of money at play. Using a real estate appraiser for a time of death appraisal is much more appropriate in this situation than Zillow.

Re: Capital Gains Tax on Inherited Home

How was the value at time of death figured? $150K is a pretty big increase, but certainly plausible.

Personal Investment: Re: Wrong Amount Reported on a 1099

The US Treasury has issued the 1099 for every US Savings bond I have redeemed
  10. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

Maybe youíll get the same judge as your trespassing trial. That is as about how everybody else was stupid too.
  11. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

There are also multi-family buildings which can run into the low $100,000,000. And could involve rebuilding the domestic and/or fire supply piping, the sewer mains, the check valves or require a...
  12. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

Interesting that when you quoted me you didn’t include the plural SFRs, indicating a development composed of multiple SF homes

The use of the word development also implies multiple.
  13. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

Tell people they're wrong and then bail when it's pointed out that actually it's you

    Yes, that.

And alcohol is classified as a depressant, and the law is not used against hop-heads
  15. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

    Where do you get that?

Where did I say he wasn't? I tried to say that we don't know if it is a development of SFRs or a big multifamily.
  16. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

Most water and sewer districts in Washington are utility authorities, and in fact most water districts are separate entities from the sewer district, but that can vary. Since there were only two...
  17. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

Iím not sure why you made that assumption of what we know.
  18. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

I've never had a problem with Seattle once I had stamped plans in hand. My job never involved procuring the plans or the development end of things.

The OP did have a problem two years ago when...
  19. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

Everyone does a plan review, so the OP would have recieved reviewed plans from the the water district, sewer, land use, building, surface water, electrical, plumbing and probably a few others.

    So...
  20. Regulations and Procedures: Re: Municipal Water District Blocks Housing Project, Contravenes Own Engineer

I think this issue is well beyond the scope of asking questions on a forum and you need a good construction litagator to rectify this.

Duh on my part, posting HX

He was on SSI two years ago,...

    Re: Executor Misplaced Receipts

There must be a reason why the commissioner is so interested in the accounting of a minor amount of money. There must be more to the story but I’m sure we won’t be told.

Could you explain who the commissioner is? That is not a term I've heard in connnection with estates in my neck of the woods.
  23. Driver's License Issues: Re: Regarding the 12 Month Restrictions on a Provisional License

If you'll notice, I did infact post a direct link to 12814.6, which is actually duplicated in full by the DMV.
  24. Driver's License Issues: Re: Regarding the 12 Month Restrictions on a Provisional License

You're right, I assumed California just punched the old DL.
  25. Driver's License Issues: Re: Regarding the 12 Month Restrictions on a Provisional License

I don't see the point in asking the DMV, they are not lawyers. The issue seems to be black letter law and the OP is not in violation of state law

I hope the OP kept his previous DL to ease...
