Re: Energy Usage Due to Hidden Malfunction

The OP doesn't state how long the he'd had these tenants but, as stated, the heating and cooling did work. It sounds like one pole on the heater contactor in the furnace was fused allowing one...

Re: Energy Usage Due to Hidden Malfunction

But they didn't notify the LL so your scenario revolving around the first two months is irrelevant.

I said, clearly, that you cannot hold the LL responsible for damaged equipment if they are...

Re: Energy Usage Due to Hidden Malfunction

You cannot hold some one responsible for something they did not know about. Clearly the tenant did know there was a problem since they contacted the utility. That they never contacted the LL means...
  4. Mortgages: Re: Compensation for Easement Not Disclosed in Appraisal

Just curious but did you install the driveway, fence and whatnot or was it like that prior to your purchasing the property?

Re: Energy Usage Due to Hidden Malfunction

And the tenant didn't notice that immediately?!

I'd agree that you aren't on the hook as you did address the issue upon being notified. It's now on you to determine what you want to do. You can...
  6. Service and Repair: Re: Charged for Repairs Due to the Shop's Neglect

As a matter of fact I work on mechanical equipment and braking systems for a living and am most definitely not a lawyer. Also, you having been married to a mechanic does not make you one.

    The...
  7. Service and Repair: Re: Charged for Repairs Due to the Shop's Neglect

Paragraphs are your friend. This was kind of hard to read.

If one brake fluid leaked out then you would be hard pressed to generate enough pressure to engage the brakes let alone wear off all of...
  8. Re: Do You Still Have to Provide 30-Day Notice, Even when You're Being Forced to Vaca

To follow up: is there a lease or is this month to month? I ask only because many choose the wrong terms to describe their situation and it will impact their real options.

Speeding Tickets: Re: Lawyer Sent Case Results to Wrong Email

And you're known for your kind and compassionate responses to folks, Bud.

There was no flogging. There was no digging at the OP, just a simple statement that the OP is responsible for their life...

Speeding Tickets: Re: Lawyer Sent Case Results to Wrong Email

Your attorney isn't responsible for your completing the sentence, they ONLY represent you court. That you didn't immediately reach out after the trial is your fault, not hers. The attorney is not...

Re: What Are My Legal Options Here

I love this guy! I've never seen someone who is so convince that they're right when they're wrong, that they won when they didn't get anything that they want or is so utterly unable to comprehend...

Hiring a Lawyer: Re: 16 Year Old 4th Violated and Damage Done

The CBP can tear apart your car at a border crossing and hand you the parts if that's what they need to do. I've seen that first hand. You'd be hard pressed to say that anyone owes anything if the...

Hiring a Lawyer: Re: 16 Year Old 4th Violated and Damage Done

  14. Mediation and Arbitration: Re: Arbitration Award Being Ignored and Courts Still Tryiong to Evict

This has been great case of the OP not really lookin for, well, anything.

OP, are you sure that you didn't graduate from Kornell? Judging by your writing and usage I'd be hard pressed to believe...
  15. Re: Water Line on My Property Broken by City Worker. Who's Liable

Utilities aren't shy about cutting service. They can and will do so.
  16. Re: Water Line on My Property Broken by City Worker. Who's Liable

If it broke because it was already corroded and weak then it's not negligence. As to their meter, if you don't comply with their metering upgrades they can terminate service to your home.
  17. Re: Water Line on My Property Broken by City Worker. Who's Liable

A few quick points: was this a city worker or a contractor? This may affect liability.

Lead pipes were galvanized as well. They weren't bare lead. How sure are you that you don't have lead pipes?...

    Re: Why Me

    Re: Why Me

This is sort of painful to read.

OP, you have not explained what "married on paper" means to you. Are you LEGALLY married? I would presume so as your WIFE is seeking a divorce. If the child is 2...

Sales Agreements: Re: Full Time 4 Wheel Drive

Sure, you could retain an attorney but leases are pretty boilerplate. YOU leased the car without any sort of inspection. Knowing that you were a, as you put it, naive woman, you put your own head on...

Sales Agreements: Re: Full Time 4 Wheel Drive
