    Pennsylvania, Current tenant won't leave
I'm supposed to be moving in to a new apartment on May 1; the current tenant received notice of non-renewal of his lease on March 27, and his lease is over April 30. While playing phone tag and/or not responding to the rental agency's inquiries about him moving, it has come down to him refusing to leave. It has also included threats like if I show up with my things on May 1, he's going to send me "home in a body bag." Aside from his nuttiness, I have nowhere to sleep/eat/shower/etc. nor to store my possessions as of May 1; I must vacate my current apartment for the new tenant. Do I have any options for compensation, or to force this tenant out (through the agency)? What can I do?

You don't have any relationship with the other tenant which would give you the legal power to evict him.

Has the agency indicated what, if anything, they will do for you if they cannot deliver the apartment as promised?

They are working on it as we speak; I have heard several things, including offering the current tenant's new landlord money for his deposit at his new apartment. The guy is a bit of a nutjob, moving between totally agreeable and paranoid crazy person. I don't believe this is the rental agency's fault at all; they only found out he was not preparing to move several days ago when they sent someone over to check for damage, repairs required, painting, etc. I am just in the wind right now. What can my agency do to this guy if he refuses to go?
