One Tenant on Lease Will Not Pay Rent, Do I Have to Evict All Tenants on Lease
My question involves an eviction in the state of: Maine
I recently rented an apartment to two young men. I went through the application process and although one of the tenants had no previous rental history (he listed his aunt's address as his previous residence), the other tenant had great references and personal/work references on both tenants were good.
However, now the tenant with no previous rental history is not paying rent in a timely manner and makes me chase him around. The other tenant pays on time each month and is worried that he will be evicted. He has asked the problem tenant to move out however he refuses. He is now stating he will wait to be evicted so he can live for free for a few months. I would hate to punish one tenant but I don't know if I can evict only one of them. Additionally, the responsible tenant has stated he is willing to pay the entire rent until he finds a new roommate; however, he doesn't want to pay the problem tenant's rent if he's still living there.
Additionally, I just found out the problem tenant did not disclose that his previous residence was actually a homeless shelter and before that jail.
Any suggestions on what I can do?

how is the rent calculated; what I mean is, is each party required to pay a predetermined percentage, actually by the lease or are they both simply listed as lessees and the total amount due from the group.
