    Responsibility for Taking Out the Garbage
    Can I as a landlord specify my tenants to put out their own garbage on garbage day? I was doing it myself but now I have moved and I am having a problem regarding the garbage.

    You mean, make that a part of future leases, or a new condition for a month-to-month tenant? Generally speaking, yes - landlords can normally make a tenant responsible for such tasks as mowing the lawn and taking out the trash. But New York City is a nutty housing market, with all sorts of (in my opinion) bizarre and antiquated rules, so I would confirm that with a local housing lawyer just to be sure.

    thanks for getting back to me so quickly, I would now renew their leases as a month to month lease and have them be responsible for their own garbage. Would I have to come down on the rent? let me know what you think. I figured this was a way for them to start putting the trash in the proper cans ( which they werent doing) and if I get a summons now at least I will know which tenant it is becuase I will mark the cans now. Any Ideas? thanks
