Can I Get Out of My Lease
My question involves landlord-tenant law in the State of: Georgia.
Hello,
I recently signed a one year lease for an apartment here in Atlanta. When looking at the space, I indicated to the woman that I am a music professional, and would only like to move into a place where, within reasonable hours, I would be able to play music. As I'm a recording engineer that works from home, I need to be able to play music at a certain level (not overly loud, which is actually bad for engineering, just enough to smooth out the natural curve in frequencies humans have).
They told me this would be absolutely fine, and that they have at times been up past midnight making repairs on the place, and never received any complaints. Since I've moved in, the woman directly downstairs makes complaints about everything. She will email me during hours that are reasonable to be playing music (for example, 9PM on a Friday night) saying that it's too loud. She complains about my dogs walking through the house because she can hear their paws hit the floor.
I now am at the point where I feel like I can't do anything in my house without worrying about her complaints- use my blender, have guests over, take a bath late night, and most importantly, work! It's a terrible feeling to be unable to do anything without having that nagging feeling in the back of my head at all times.
Here's the bad part- they checked off a section on my lease that says the lease can't be terminated early by me unless I go into military duty. I want to try to break this lease in a way that will not affect my record negatively... and looking over the lease, it seems like the only way out might be to gather the neighbor's complaints at unreasonable times and say it is in violation of quiet enjoyment???
Any help would be great, and much appreciated. I don't understand how anyone with any kids, pets, or hobbies at all could live above this woman without her complaining all the time.

Part of living in an apartment is that you'll occasionally encounter neighbors who hear you through a floor, ceiling or wall and complain. Sometimes you'll have a crazy neighbor who complains about sounds that don't even exist. Such is life.
If you want to try to get out of your lease early, I suggest negotiating with your landlord and seeing what (if anything) he'll agree to.

Thanks for your help :) I was thinking maybe if I work out a deal where I can find people to replace me and take over the lease, hopefully he will respond positively to that. It will be great if everyone can walk away happy :D
