Tenants Moved Out and Didn't Pay Rent
In california, If tenets move out with out a 30 day notice and dont pay the 30 days of rent, When dose the owner take legal possecion of the house again?
My tenets were given a 60 day notice, they move 14 days later and will not pay for the 30 days notice they are required to, so the management company plans to take it from the security deposit on the 30th day. Can I legally go change the locks on the house, rather WHEN can I legally change the locks and take possecion of my house back? Do I have to wait till the 30th day as well?
Re: Tenants Moved Out and Didn't Pay Rent
If you take possession and exclude them from occupation, and make no effort to relet the premises because you intend to occupy it yourself, you're ending their tenancy. It's your choice to make - the rent money through the end of the notice period or possession.
