    What Happens if You Signed a Warranty Deed and Not in Front of a Notary
    My ex had me sign a Warranty Deed and back then, I did not know anything as I was a housewife and he took care of everything. He said it was a title check. I did NOT sign it in front of a notary. Is it a legal document? I have been told my a real estate broker that it is not an that the house may still belong to me which would create a huge mess. Who would be responsible for verifying documents? The title company? The notary should have a record of my signature, which she won't. What happens if she says she lost the book?

    A signature on a deed must be signed in front of a notary or it is NOT valid and it can not be recorded.

    No matter when the deed was signed it can not be recorded in its present state.
