Roomates Moved Out, No Rent Paid, Left Their TV
My question involves a roommate in the State of: Nevada
Ihad roomates staying with me for 5 months. The deal was verbal: $400.00 a mnth + their share of utilities. I asked for rent at the end of the month [after I had utility statements I could see]. Atthe beginning of July I let them know that they would have to move out by the end of August. August 21st, they move out. I called them to let them know that they had left their TV in the garage, and that the rent was due + utilities. They moved down the street to a $900.00 a month place. I haven't heard from them[ it is know the 31st of August]. I changed the front door lock [since they still have the keys to the front door]. 1) After how long, is the TV mine, 2) Can I take them to small claims court without anything in writing- I have the cancelled checks showing they paid for 4 months of the time. They also din't clean they bathroom or the room they stayed in. Thanks,

You can't lock them out, keep their TV, and make it yours. If they want it back, you need to return it.
You can use the history of rent payments to try to establish their continuing rent obligations in your small claims case.
