    Home Inspector Missed Something Huge
    I had a contrator come in this weekend to take a look at my house for some reno's I'm planning. He noticed that all my windows are in wrong and to fit it I would require all new wondows because they are rectangular shape.

    When I bought this house in Dec 04, I had a professionl inspection done for 300 bucks plus I paid 200 bucks for an additional 2 inspections. Do you think I should bother looking into suing the inspector, I will need to get new windows and likley new siding because of this and I don't know how much rot damage may be done because of this.

    You would have to check the laws of your undisclosed state to see if you even have a claim, given your state's statute of limitations. That's why you were instructed that law are different in each state and to identify your state when you posted.

    Beyond that, your contract with the home inspector may limit damages to the value of the inspection. Read the contract and see what it says, then ask a lawyer in your undisclosed state if any provision limiting damages would be enforceable.

    There's also the question of whether the problem is at all conspicuous. You didn't notice it in 3-1/2 years of living in the house.
