Terminating A Subtenant In California
My question involves landlord-tenant law in the State of: California.
I am on the lease renting a house in San Mateo County, and I have lived here for over a year. I understand my city does not have rent control and that I am to defer to state laws of California as far as landlord, tenant, and subtenant laws go.
I am looking specifically for the rules and regulations that pertain to being the Tenant who acts as a Landlord to Subtenants. I would like to know to what capacity can I act as a Landlord to the Subtenants - in terms of eviction and termination notices (30 day, 60 day, 3 day), on my end as I am the official Tenant. I read on the California website of consumer affairs that I as the Tenant function as the Landlord to the Subtenant, so does that mean I can serve a 30 day, 60 day, or 3 day notice to Subtenants for them to terminate their month-to-month residence? The landlord was emailed with their names as the new Subtenants, and there has been no other real official written documentation exchanged upon these new Subtenants moving in.
At the beginning of my tenancy, the landlord indicated that he is totally fine with people living here in the capacity of subtenants - so the landlord is not a problem.
I am mostly seeking to understand what I need in order to get Subtenants to move out - preferably without involving the Landlord. The reasons I would like them to move out are varied. From what I understand, on a month-to-month, i can serve a letter of termination - with 30, 60, or 3 day notice.

Yes. Generally, a 30 day notice is required for a month-to-month tenant.

If I serve the Subtenant 30 days notice (I am the Tenant), how can I ensure they can make the room available during those 30 days for potential new renters to see?

You cant. Nothing forces them to keep room presentable
