    My question involves landlord-tenant law in the State of: California

    I finally got a lodger (person renting a room in my owner-occupied house) out who now owes two months rent plus damages (room was trashed out), and I plan to sue her for it in Small Claims Court. She vacated just before the Unlawful Detainer was filed.

    Is there any way to get her lack of payment onto her credit report before the Small Claims suit has been concluded?

    She has told friends (small town, word gets back to me) that she has a friend lined up to say that she (the friend) was the previous landlord, so that my lodger will not have bad references from me at her next rental.

    She is planning to rent an apartment in another town - with great (false) references - from some unsuspecting person and will probably do the same thing again.

    Any way to short circuit her scam?

    I am sure other landlords would appreciate your diligence, but you have to be careful here as you don't want to run afoul of credit reporting laws. You may be able to get the debt onto her credit report by assigning it to a collection agency, although they usually take a substantial portion of any amount they collect as a fee. (That may not matter, though, as she's probably pretty much uncollectable.) Sometimes they, also, want a judgment first.
