No, there is no "cooling off period" 3 day back out provision.
You should contact your landlord as soon as possible and see if LL will work with you on how you can get released from your obligation.
Expect that you will be losing money.

hello, my situation is this i had real este agent tell me he could lease my house in south florida, in november of 2007. he found me atennant in acouple of days and they agreed to my price rushed me to get out by the 27th of november i obliged and signed alease for one year i recieved first months rent which was the real estates commission last month $1,800.00 security which was the same amount and a $500.00 refundable pet deposit and $100.00 ap fee I recieved a letter saying they had to relocate and terminate the lease at the end of may i do'nt where istand as far as taking actions the realtor has offered to show the property. but who moves to brutally hot florida in the summer need some advice on tennants and is the realtor have any obligations to me thanxs for you're help also irecieved last months rent of $1,800.00 P. S. the first months rent of 1,800.00 was his comisson

There is no recission period on leases. Florida is one of the few states where the landlord does not need to mitigate his damages from a broken lease...meaning he can just sit back and collect rent for the entire term of the lease and leave the apartment vacant. Try to talk to the landlord about a buy out of the lease or getting a sublease...either way it's going to cost you to break the agreement. Since Florida can be very harsh on tenants that break leases, make sure you get everything in writing.
