    Vacated the premises after a 3 Day Pay or Quit Notice
    I am a business owner who was falling behind on rent. On August 29th we received a 3 Day Pay or Quit Notice that stated: "If you fail to come current on all past due rent or vacate the premises we shall immediately take legal action to evict you and collect said damages and future rent payments from you."

    We took this as...we can either pay the past due rent or leave...so we left in the time alotted.

    We had also put about 20,000 dollars worth of work into this space!

    Now the landlord says he's going to sue us for back rent and for future rent on the space!...that's over 61,000 dollars!...5 year lease

    How can he give us the choice to either pay or leave....then we leave....then he still wants the money??

    CAN HE SUE US FOR THIS MONEY???

    Please Help!

    It sounds like he gave you a notice that you needed to pay your back rent to remain in the premises. Your choice to move out doesn't make your lease disappear, nor does it erase your landlord's losses. You should consider consulting a local lawyer for advice on how to best resolve the lawsuit.
