    Hello everyone

    I need help on a standard GA real estate lease agreement.

    I have a one year lease with a roommate and both of our names are on the lease. We both paid 1/2 of the deposit.

    The lease has a early termination clause that requires written notice to the landlord that both of us have to sign to execute.

    I wish to terminate early and pay the fine but my roommate refuses to sign the early termination document.

    Am I stuck ?

    Also, if she refuses to pay her share of the rent am I liable for the entire amount of the rent or only my half.

    Your lease probably makes you each responsible for the whole of the rent, if the other doesn't pay. That's standard.

    Absent coming to some agreement with your landlord, which probably isn't going to happen under the circumstances, you can be held to your lease.
